Two identical flats do not earn the same money.
Spec and styling are the single biggest variable in what a short let takes. We stage properties to the standard that earns the nightly rate, and we quote it separately from management.
Why it decides the number
The nightly rate is set by the photographs.
Take two flats in the same building, same floor plan, same postcode. One is furnished like a rental, the other is staged like a place someone would choose. The second commands a higher nightly rate, converts more of the people who see it, and holds a better review average. Across a year that gap is not small.
This is why we offer staging at all. A property we stage properly is a property whose income projection we can stand behind.

We look at the property
In person or from photographs and a floor plan. We work out what it needs to reach the standard its location can charge for, which is not always the most expensive answer.
You get a written quote
Itemised, fixed, and separate from any management fee. You see what is being bought and what it costs before a single item is ordered. No obligation to proceed.
We install it
Sourcing, delivery, build and styling handled by us. You do not need to be there and you do not need to take delivery of anything.
Photography, then live
Professional photographs on completion. If we are managing the property, the listing is live within 24 to 48 working hours of those photographs coming back.
How staging is priced
Separate from management, and only if you want it.
Staging has nothing to do with the management fee. It is an optional service, quoted per property, and plenty of landlords never need it because their property is already there. If yours is, we will tell you that rather than sell you furniture.
Where a property does need work, the quote is itemised and fixed before anything is ordered, and the furniture is yours. We are not renting it to you.

What landlords ask about staging.
Do I have to use your staging to have you manage the property?
No. Staging is a separate service and management does not depend on it. If your property is already at the standard guests will pay for, we list it as it is.
What does staging cost?
It depends entirely on what the property already has. An empty two-bedroom flat and a furnished house needing a refresh are very different jobs. We quote per property, itemised and fixed, after we have seen it. Nothing is ordered until you have agreed the quote.
Do I own the furniture?
Yes. Everything bought for your property belongs to you. We are not leasing it to you and there is nothing to hand back.
How long does staging take?
It depends on the scope and on lead times for anything that has to be ordered in. We give you a realistic completion date with the quote, and photography is booked against it.
Can you stage a property you are not managing?
Yes. Most staging we do is for properties we go on to manage, but it is not a condition.
