Our rates

The rate is a percentage of what your property earns, and the term is your choice. Every rate below is the rate. There is no VAT to add.
3 month term
20%
Rolling and flexible. The shortest commitment we offer, for landlords who want to try short letting before they settle on it.
6 month term
18%
A full season either side of a peak. Enough time to see how the property actually performs across changing demand.
Best rate
12 month term
15%
A full year, every season, and our lowest rate. This is where most of our landlords sit once they have seen the numbers.
All rates are inclusive of VAT and are charged on what the property earns. Correct as of September 2026.
Read the small print elsewhere
A headline rate is not a price.
Short-let management is quoted in a way that makes comparison difficult. Before you compare our number against anyone else's, check these four things, because they are where the difference usually hides.

Staging, if your property needs it
An optional service, quoted per property and itemised before anything is ordered. Plenty of landlords never need it. If yours is already at the right standard we will tell you so rather than sell you furniture. More on staging.
The property's running costs
On a short let the utilities, council tax and broadband sit with you rather than a tenant. That is a genuine difference from a standard tenancy and we build it into the numbers we show you, rather than leaving you to find it later.

What landlords ask about the rate.
What is the fee actually charged on?
What the property earns. If the property has a quiet month, the fee is smaller that month. We do well when you do well, and there is no fixed charge underneath it protecting us from a bad month you are carrying.
Is VAT added to these rates?
No. 15, 18 and 20 percent are the rates you pay. Be careful comparing them against anyone quoting "plus VAT", because a rate of 14 percent plus VAT is 16.8 percent, which is higher than our 12 month rate.
What happens at the end of the term?
It continues on the same terms unless you tell us otherwise. You are not automatically locked into another fixed period, and you can move to a longer term and a lower rate at any point.
Is there anything to pay to get started?
No. Photography, listing creation and getting the property live are part of the management service. The only thing that is ever quoted separately is staging, and only if your property needs it and you want it.
Which rate will I be on?
Whichever term you choose. It is your decision rather than something we assign you, and we will tell you plainly on the call what the difference works out at in pounds for your property.
