The short answer

Business and corporate accommodation in Derby.

We let whole apartments in Derby to people working in the city: consultants on a client site, project teams, people covering a role for a few months, and anyone whose company would otherwise be paying hotel rates four nights a week. You get the whole property rather than a room, with somewhere to work, a kitchen, a washing machine and self check-in at whatever hour the last train gets in. We invoice the company properly, with a purchase order reference if you need one. Derby is an engineering city, so most stays here are midweek, multi-week and company paid.

Called a few different things

Different companies call this different things. Corporate accommodation Derby, business accommodation Derby, corporate housing Derby, corporate let Derby, short term serviced apartments Derby, corporate short term lets, serviced apartments, commercial accommodation, corporate rental, or simply a better business hotel Derby alternative. It is all the same request: somewhere better than a hotel room for somebody who is here to work.

What finance actually asks

A hotel for four nights a week, for three months, is a line item somebody will question.

That is usually what starts this conversation. Hotel rates on a Monday to Thursday pattern, multiplied across a project, become visible in a way that a serviced apartment does not, and the hotel gives you a room, a kettle and a breakfast you are too early for. An apartment costs less across the same period and is a better place to spend three months. It suits you if:

You are in Derby several nights a week, for weeks
You need to actually work from where you are staying
There are two or three of you on the same project
You arrive late and leave early
You would rather cook than eat out every night
Finance needs a clean VAT invoice, not a pile of receipts

Where you would be

Where the work actually is in Derby.

01

Most client sites are not central

Derby is an engineering city and the engineering happens on the outskirts. Rolls-Royce Civil Aerospace, Alstom at Litchurch Lane and Toyota at Burnaston all sit away from the middle, and Great British Railways is headquartered here as well. If your project is at one of those, the centre is where you sleep and eat, not where you work.

02

Pride Park and the arena

Pride Park is the modern office side of Derby, east of the centre next to the railway station, the stadium and the arena. It is the closest thing the city has to a business district, it is walkable from the station, and parking there is far easier than anything you would find in a bigger city centre.

03

Derby station and getting out

The station is on Midland Road, a walk from the centre rather than inside it. From there you have direct trains to London St Pancras, Birmingham, Sheffield, Nottingham and Leeds, which makes Derby a sensible base if the project moves around the Midlands. The walk into town is unremarkable, but it is short and straightforward.

04

The Cathedral Quarter after six

The Cathedral Quarter is the older half of the centre: Iron Gate, Sadler Gate, the cathedral, independent bars and restaurants, and the Museum of Making at the Silk Mill. It is where you would take a client, or spend an evening you had not planned. The centre is small enough that most of it is within a short walk of itself.

05

Evenings around Pride Park

Pride Park is offices, hotels and chain restaurants, and it empties the moment the working day ends. The independent side of Derby is back in town around Sadler Gate and Friar Gate. That is a walk rather than a taxi, but it is a decision you make at six o'clock when you are tired, and plenty of people never make it.

06

Derby is not Birmingham or Leeds

The mistake is assuming a central base behaves the way it does in a larger city, where the client site is usually a few streets away. Here the site is often a drive and the middle of town is small. Confirm where you are actually reporting each morning before you settle anything, because the honest answer sometimes points out of town.

07

The airport and the motorway

East Midlands Airport is a short drive to the south east near Castle Donington, which makes flying in and out simpler than the size of the city suggests. The M1 is reached over the A50 or the A52, and Nottingham is close enough by rail for a same day meeting. Derby works better as a Midlands base than people expect.

08

Matchdays and quiet Sundays

Derby County play at Pride Park, and on a home Saturday the roads and car parks on that side of town go well before kick off. Sundays in the middle of Derby are genuinely quiet. Whether that reads as restful or bleak depends on the person, and Bakewell and Chatsworth are where most people go to break it up.

Booking direct

The same property, without the platform's cut.

Our properties are on Airbnb and Booking.com as well, and you are welcome to book there. Booking direct also avoids the guest service fee the big platforms add on top, which on a longer Derby stay is not a small number. Booking with us direct also means you are talking to the people who actually run the property rather than a message thread inside an app, which matters when you need an early check-in or an extra week.

For a project running more than a few weeks, message us rather than booking online. We can quote a weekly or monthly rate, invoice the company monthly in arrears, and hold the property across the whole project rather than you rebooking every week.

Derby questions

What people ask about staying in Derby.

Where in Derby would I actually be?

Derby's work is engineering: Rolls-Royce Civil Aerospace, Alstom at Litchurch Lane, Toyota at Burnaston and the rail supply chain around all three. Almost none of it is in the city centre, so a property with parking beats a property with a view.

Can I park in Derby?

Derby is a driving city and most stays here need a car, because the employment sites are on the edge rather than in the middle. City centre parking is paid and the residential streets vary, so ask about the specific property if you are bringing a van or a second car.

Which part of Derby should I be in?

Most of what you would need day to day sits in the city centre, the Cathedral Quarter, Pride Park and Darley Abbey. Tell us where you need to be each morning rather than which postcode you fancy, and we will be honest about what is close to it and what only looks close on a map.

How easy is it to get around Derby without a car?

Derby station puts Birmingham at forty minutes and London at an hour and a half, and the Peak District starts twenty minutes north.

What is there to do in Derby on a day off?

The Cathedral Quarter, Darley Abbey Mills and the Derwent Valley are on the doorstep, and the Peak District proper starts about twenty minutes north. For a city this size the countryside access is unusually good and it is most of what people end up doing on a weekend here.

Questions we get asked

What companies ask us before booking.

Can you invoice the company rather than me?

Yes, that is the normal arrangement. We invoice the company directly with the dates, the address and any purchase order reference, and VAT is shown properly. Give us the billing details when you book and it will be right first time rather than something you chase from a hotel lobby.

Do you do weekly or monthly corporate rates?

Yes. The rate drops as the stay gets longer and drops again beyond a month. For a Monday to Thursday pattern over a long project, talk to us rather than booking nights online, because there is usually a better way to structure it.

Can I actually work from the apartment?

Yes, and that is deliberate. There is desk space and proper wifi rather than a chair by a window and a connection that struggles with a video call. If you need to know the actual speed at a specific property before you commit, ask and we will tell you.

What if I arrive on the last train?

Fine. Check-in is self service with a code, so there is no reception to reach and nobody to wake up. Same for a five in the morning departure.
