Short let against a standard tenancy

The last row is the one most operators leave out. A short let pays more, and it also carries running costs a tenancy does not. We would rather you heard that from us than worked it out afterwards.

Not every Derby property should be a short let.

Why Derby works
Four reasons Derby holds up when other cities do not.
Derby's demand is unusual and it is the reason we take the city seriously. It is not tourism. It is engineering, and engineering books midweek, in February, for three weeks at a time.
Rolls-Royce, Toyota and Alstom in one city
Rolls-Royce Civil Aerospace is headquartered here, Toyota builds at Burnaston and Alstom runs the country's largest train factory at Litchurch Lane. Between them they pull in engineers, auditors, commissioning teams and suppliers who need somewhere for a fortnight or a quarter, not a night. That demand is flat across the year, indifferent to weather, and almost entirely midweek. It is the single best reason to run a Derby property properly rather than list it and hope.
The rail cluster, and Great British Railways
Derby calls itself the rail capital for a reason: the supply chain around Litchurch Lane, the Rail Forum and the decision to put Great British Railways' headquarters here concentrate an industry in one city. Headquarters moves and infrastructure programmes produce exactly the kind of multi-week, company-paid stays that a well run apartment wins and a hotel loses on cost.
Royal Derby Hospital
University Hospitals of Derby and Burton runs one of the larger trusts in the East Midlands. Locums, agency clinicians, visiting consultants and students on placement book for weeks, not weekends, and they book in January. A property within a fifteen minute drive of Royal Derby with somewhere to park is a different proposition to one that is not.
The Peak District starts here
Derby is the southern gateway to the Peak District, and that is the leisure half of the picture: weekend and half-term demand from people who want a city base with a car. It will not carry a property on its own, and anyone who tells you Derby is a tourism market is selling you something. Paired with the midweek engineering demand, though, it fills the weekends that business travel leaves empty.

Being straight about the quiet months
Derby is not busy all year, and nobody should tell you it is.
Derby's shape is the opposite of a holiday market, and that is its strength. Business and clinical demand runs steadily from January through November with no real collapse, while leisure demand peaks in summer and at half term. The quiet stretch is late December into the first week of January, when the factories shut. Because supply here grew 27.3% in a year, a static nightly price now costs you more than it used to: the property that fills in February is the one whose rate moved that week.

Does Derby need a short-let licence?
No. Derby has no short-let licensing scheme, no selective licensing and no additional HMO licensing. That is unusual: Nottingham, Liverpool and Birmingham all run schemes of some kind. The one thing to check is your lease, because a covenant against short letting stops more Derby lettings than the council does.
Is there actually demand in Derby, or is it a weekend market?
It is the opposite of a weekend market, which is the point. Rolls-Royce, Toyota, Alstom and the rail supply chain produce steady midweek, multi-week, company-paid stays across the whole year, and Royal Derby adds clinical demand on the same pattern. The Peak District fills some weekends on top. A property run for the midweek business guest does better here than one styled for a city break.
Supply grew 27.3%. Is it too late?
It is later than it was, and we would rather say that than pretend otherwise. But 308 listings is a small market, and in a small market a property with proper photography, a moving nightly price and quick replies is visible in a way it simply is not in Manchester. Growing supply widens the gap between a well run listing and an average one. That gap is the whole of our argument.
What do you do about parking?
We treat it as a filter rather than a detail. Derby guests mostly drive, because the sites they are visiting are on the edge of the city rather than in the middle of it. A property with allocated parking books better here than a smarter one without, and we will tell you if the lack of it is going to cost you.
