What comparable properties in your postcode actually achieve, what yours would realistically earn across a year, what it costs to run and what would land in your account. Free, and no obligation.

We check what applies to your property

Your lease, the building's rules and the council position for that specific address. This is where most short-let deals quietly fall over, and we would rather find it now than after you have signed.

We set it up and run it

Photography, listing, pricing, guest vetting, cleaning, linen, maintenance and compliance. Once the professional photographs come back the listing is live within 24 to 48 working hours.

Rates move daily against local demand, events, school holidays and what comparable properties are charging tonight. A static price is the most common reason a good property underperforms.

Looking after guests

Vetting before they book, messaging seven days a week, check-in and keys, and somebody reachable when something goes wrong at nine on a Sunday. This is what the reviews are made of.

Short let against a standard tenancy

The same property, run two different ways.

Standard ASTManaged by TORR
Monthly income Fixed at market rent, reviewed once a year if you push for it. Moves with demand. Every property in our own portfolio pays its owner more than its AST rent did.
Void periods A month empty costs you a full month's rent. A quiet week costs a few nights, not a month.
Condition of the property Seen at inventory and check-out. Twelve months of wear discovered at the end. Cleaned and inspected between every single stay. Problems found in days, not years.
Getting it back Section 21 was abolished in May 2026. Recovering possession now means grounds, notice and potentially a court. Give notice, we stop taking bookings, you have the keys. There is no tenant in situ.
Using it yourself Not without ending the tenancy. Block out the dates and use your own property.
Who pays the bills The tenant pays utilities and council tax. You do. This is the real cost of the model and we build it into the figures we show you.
